Acquisition Details

BERG Brownfields actively acquires brownfield and industrial properties nationwide. We specialize in complex situations—where environmental risk, operational constraints, or legacy liabilities limit traditional buyer interest.


Our team structures transactions to meet the specific needs of owners, lenders, and advisors, including single-asset and portfolio sales, scrap metal splits, sale-leasebacks, as-is acquisitions, liability transfers, bank-owned properties, and contributed assets for master redevelopment. We are solution-oriented by design and confident in our ability to create certainty where others cannot.


With the experience, creativity, and capital to underwrite nearly any scenario, BERG Brownfields is known for execution. We close more than 90% of transactions placed under contract—because we don’t just pursue deals, we finish them.

Typical Asset Types

BERG Brownfields targets complex industrial, infrastructure, and land assets with redevelopment or repositioning potential. Our acquisition focus includes, but is not limited to, the following property types:


Energy & Infrastructure

  • Power generation facilities (fossil fuel and renewable)
  • Energy storage and fuel infrastructure, including LNG plants and bulk fuel terminals
  • Petroleum refineries and downstream processing facilities
     

Heavy Industrial & Manufacturing

  • Heavy manufacturing facilities
  • Metal mills, foundries, and related processing operations
  • Scrap yards and metal recycling facilities
  • Industrial chemical manufacturing and processing plants

  • Agricultural-use properties with industrial conversion potential
  • Large-scale land sites (generally 20+ acres)
  • Distressed assets, including notes, mortgages, and bank-owned properties

Markets

BERG Brownfields prioritizes investments in major metropolitan areas, urban infill sites, and coastal markets with strong industrial fundamentals and long-term demand drivers. These locations often provide the scale, infrastructure, and exit optionality to undertake significant liability.


We also selectively pursue opportunities in tertiary and rural markets when unique asset characteristics, infrastructure access, or complexity justify the investment. Our approach is disciplined, not geography-bound.
